Clean out all the clutter and stuff you have been keeping just because. Have a garage sale or give stuff away to the Salvation Army. Get the excess stuff out. Organize the garage. Think of it as cleaning out to move. Put your summer or winter clothes into storage at the cleaners. No clutter or collections on the counter tops both in the bath and kitchen, and shine up the the faucets and sinks, same thing for mirrors and windows. Fix any problem drips, leaks, sticks, nicks or whatever. Pay attention to what is called curb appeal. That first impression can make the sale.

If you are dealing with a real estate agent, find out when the agents do their walk through-and leave cookies or something for them so that your house will stand out from the rest of the houses they look at that morning. Ask your agent about how to catch other agents' attention.
