a land agent, in an aricle in one of our local newspapers:

He was saying that the majority of women head towards the kitchen first, when house hunting. He advised to have the interior of the oven spotlessly clean, this gives the prospective buyers the feeling that the whole of the house will be just as clean and tidy. He said he has seen many women walk straight OUT of a house, if the oven is not too clean, without looking at any other rooms.
Make sure the front nature strip has been freshly mown and the edges trimmed. Some folk won't even stop, if this is overgrown and messy.
Piant or freshen up the letter-box, a bobbly, rusty one is another no-no.
Don't have the rooms overcrowded with furniture. Less is more appealing than too much. If needs be, store some at a friends home, or even in storage for a while. Less makes the rooms appear larger and more attractive, and, he said, don't forget the vase of fresh flowers in the lounge room, plus perhaps a novel or magazine beside a chair. Gives the home a lived-in air, and makes it less like a 'show home'.
And like Shirl advised, he said, then to walk through your home as if you, yourself, were an intended buyer.
